Roof Rejuvenation vs. Roof Replacement: Which Makes Sense in the Tri-Cities?

If you own a home in the Tri-Cities with an aging asphalt roof, you have probably seen ads for roof rejuvenation, a spray-on treatment sold as a cheaper alternative to a new roof. It is a fair question to ask: can a treatment buy you more years, or is it time to replace? Here is an honest look at both, from a company that replaces roofs for a living.

What roof rejuvenation is

Rejuvenation products are oil-based treatments sprayed onto asphalt shingles. The idea is that shingles dry out and turn brittle as they age, and the treatment restores some flexibility. Providers typically say one application adds around five years of life and that it can be repeated.

When a treatment can make sense

A treatment is worth considering when the roof is in the middle of its life, the shingles are intact and lying flat, there are no leaks, and the decking, flashing, and ventilation are all sound. In that situation you are paying to slow down aging on a roof that still works.

What a treatment cannot fix

A spray does not replace missing shingles, repair wind damage, fix failed flashing around chimneys and vents, correct poor attic ventilation, or do anything for soft or rotted decking. It also cannot put granules back on a shingle that has lost them. In Eastern Washington, most roofs fail from wind lifting shingles and from sun and heat breaking them down, and those are physical problems a coating does not undo.

Signs your roof is past the point of treatment

Look for curling or cracked shingles, bare spots where granules have worn away, shingles missing after wind storms, water stains in the attic or on ceilings, repeated leak repairs, or a roof that is 20 years old or more. If you are seeing two or more of these, money spent on a treatment is usually money taken from the replacement you will need anyway.

How to compare the cost honestly

A treatment costs far less up front than a new roof, so compare cost per year of reliable service instead. A new architectural shingle roof is built to last decades and comes with manufacturer and workmanship warranties. A treatment is measured in a few years at a time, on a roof that keeps aging underneath it. For a younger roof the math can favor treatment. For an older one it rarely does.
